When I visited The Grand Estate / Rudranssh Greenvista office in Jalpura to check on my unit's construction status, I was informed that my originally allotted unit had been assigned to another buyer. I was not notified of this change beforehand.

On 28 December 2025, I received two separate WhatsApp messages from The Grand Estate office:

📄 Message 1: "Congratulations! Your possession is ready. Please come collect the keys."
📄 Message 2 (same day): "Your booking has been cancelled due to non-payment."

These contradictory messages sent simultaneously raise serious questions about the internal processes and communication practices of the developer. Screenshots of both messages are preserved as evidence.

📢 CURRENT STATUS: Refund request pending since 15 January 2026

I formally requested cancellation of the booking on 15 January 2026. The builder's representative verbally mentioned a 5% deduction and a 90-day refund timeline. However, I have not received this in writing.

Since then, the builder's office has stated that I must submit all original documents before any refund can be initiated. I have requested a simultaneous exchange (documents handed over at the time of payment), but this has not been agreed to.

• Never hand over original documents without receiving payment simultaneously
